My homekit deployment uses appletv 4 as the hub and is about 30 ft away from the sensor. Works great, responds quickly and the app is useful. Quality of the product is top notch though and setup is easy.
By adding this device all is functioning beautifully. It works pretty well. Has worked reliably since it was set up.

Cons
It fails miserably at executing a simple automation. Range is terrible at about 25ft from your hub (apple tv) will be returning it.

Otherwise standard batteries good function and response long life and ease of use make this a great product

This is true home automation and ive been setting up my home with eve sensors and lifx lights and they work great
It works great as a completely local homekit based sensor
Ive got so many of elgato eve devices in my house

You have to use the eve app to configure the sensitivity and timeout setting

You then configure an on rule and off rule for when motion stops being detected these rules then show up in the ios home app but arent fully editable you have to manage it in eve
