I find silicone remains pliable for ~20 years, so effectively would outlast the house.
Cons
These are plastic washers. I realize the company even refers to them as rubber. Rubber bends, these break.

First one shot out after i tightened down the screw with my impact driver

I leaned it was best to put a metal washer on the end of the screw to hold the washer in place

I was using 8 screws which fit the id

I don’t think a bigger screw would get through the center without distortiondamage of the washer

After working through some possible solutions i realized that the replacement stem kits dont work out very well because the stem dimensions vary slightly with each vendor

One issue i ran into while doing the work is corrosion in the pipe and existing valve which can tend to make it difficult to get a good fit for an oem gasket matching to original size
