Shout out to Colleen San Gabriel, Jessica Bhatia and Mrs. Betty.Awesome professionalism and customer service. They were very accommodating and WELL ORGANIZED. They always returned our calls, answered ever question and most important did what they said they were going to do! We had a bad home buying experience prior to working with NVR. So we were very sensitive about customer service, timeliness and professionalism. Without a doubt NVR came through! I would highly recommend NVR without any hesitation or reservation! Read Less

BUYERS BEWARE! I purchased a new build with Ryan Homes and used their in-house lender, NVR Mortgage, to close on my townhome on 10/20/2017. From the very first meeting with my loan officer, Andrea Wilson, in May 2017 to the date of closing, I had been asking Ms. Wilson about the Maryland HomeCredit Program, a state-administered program that provides $2,000 tax credits annually for first-time homebuyers for the life of the loan. She told me that was a program that the homebuyer can apply for at the settlement. When I did more research and found that it was something that the lender had to submit on behalf of the borrower, I let Ms. Wilson know. She never responded to that message. I sent many subsequent e-mails where I included the link to the Maryland HomeCredit Program, and left many voicemails with her over the course of the 5 months. She only returned one e-mail in September 2017 and told me that I would get the application at closing and that it would not be too late. On the date of my closing, Ms. Wilson was not there. I asked my settlement agent about my application, and she asked others in the NVR office about its status too. Nobody there knew what we were talking about. They told me that Ms. Wilson would be sending me the application that day. But it would be another 3 weeks before I received an application from her, and it was for the Homestead Tax Exemption. When I saw that it was the wrong application form, I immediately notified NVR Mortgage of the problem. NVR researched the issue and found that Ms. Wilson had not looked into any of my inquiries before closing, and that I no longer qualified for the HomeCredit Program because the application needed to be submitted by the lender before closing. As a result, I suffered a potential loss of $51,883 in tax credits over the course of my 30-year mortgage. While NVR has acknowledged that Ms. Wilson was fully at fault for not pursuing any of my inquiries, the company has stated that it does not plan to take any action or responsibility for the negligence of one of their employees. It stated that, even though Ms. Wilson was the person who had advised me to put down a smaller down payment than what I could have offered resulting in my exceeding the borrower's loan limit for the Program, I did not meet the eligibility criteria at closing and therefore, it does not feel it needs to provide any remedies. However, it failed to say anything about the fact that had Ms. Wilson or the company had been responsive and provided me with the info I had been seeking at any time during the 5 months that my home was being constructed, I could have made different choices that would have allowed to me to take the tax credit. It is amazing how a large corporation, like NVR Mortgage, can pretend to treat you like you are their one and only customer to get your business. After all, it is hard to turn down the significant incentives NVR can offer homebuyers to get your business. But homebuyers need to be careful because once NVR is found to be responsible for failing to act on something, it will immediately look to see how it could drop you and point the finger back at you. Ms. Wilson's, and subsequently NVR Mortgage's, consistent failure to respond to my mortgage questions or acknowledge their poor advice and servicing during my mortgage process is incomprehensible. But its failure to offer any remedies after realizing the error, is unethical and irresponsible. As a result, I am left suffering significant financial loss and even greater emotional distress. BUYERS BEWARE! Arm yourself with knowledge, do not rely on others to provide you with the information, and never let anything be left incomplete after closing. Read Less
