The only reason this book lost 1-star is because he often refers to resources/spreadsheets/checklists not found in the book.

Joe openly illustrates his successes as well as his shortcomings in a down to earth, tell it like it is narrative that is not only educational but at times humorous.

I am a tax accountant/registered representative specializing in representing clients before the irs and see all types of personal property problems; property seizures, past due property tax payment leading to unpaid mortgages then foreclosures caused by the wrong parties owning homes, building's with no positive cash flow etc.

Have become interested in the single home buyer market ( with minor repair) then rent or try to set up a rent to own or just resale (sty out of the by/flip area).
