It swivels while the gate is moving, and adjusts to the ground due to the spring. It is lockable by using the brake. Installation was a bit tricky in that my gate is about 6 feet long and goes up an incline.
The homhoo caster is a great solution for sagging gate. The assembly has an appropriate amount of heft and appears to be made of a decent gage metal. It's very solidly built.

The mechanics look strong and the mechanism is definitely hold quite of bit of our gate’s weight. The spring seems to be of good quality and appropriate tension for a setup like this.
Bad welding. Very cheaply built, and are tack welded. The gates weigh just over 180lbs apiece.
These heavy-duty wheels are silky smooth and allow me to easily move my workbench around my garage. Easy to install, roll perfectly smooth on our facility's painted concrete floors (we use these indoors); they carry 200+ lbs.
Worked great for a mobile work cart. Nice, sturdy caster wheels. Came with screws and screwdriver. My cart is now 10 times more useful.
The bolt pattern is 73mm center to center length wise. The holes are elongated, so plus or minus 3mm. Fit like a glove on my craftsman toolbox.
They swivel and roll with absolute ease, are constructed solidly, and lock with authority. Brakes hold securely in place. They roll smooth, lock down tight and don't budge.
Whatever bearing they used for the plate feels crunchy. Didn't hold up.
